We specialize in helping users, developers, and investors acquire and dispose of land. We have a proven track record of identifying and helping developers acquire tracts of land throughout Atlanta – and have done so for over three decades.

From 1 acre tracts, to in-town assemblages, to thousand plus acre parks, we have helped users, developers and the municipalities of Atlanta buy and sell land with a historical perspective and unparalleled market knowledge.

Investment

We specialize in finding sound investment deals for both local and national investors. Leveraging the founding partners’ ownership and development experience, we continue to identify great multi-tenant, value-add, and under-marketed opportunities for our clients in good and challenging markets.

We approach each sale as if we were buying the asset ourselves – always looking as much at the downside risk as the potential upside gain.

Development

Watt Neal, Jr. Neal created various partnerships for his development of speculative office-warehouses. Neal specializes in multi-tenant warehouse construction and development with projects in Norcross, Buford, Alpharetta, Cumming, Canton and Savannah, Georgia.

In 1988, he started his first building in Forsyth County which was a masonry building located at 795 Branch Drive. The building was 51,200 square feet with six individual tenants and was the first speculative masonry industrial building built in Forsyth County. Since the 795 Branch Drive building, Neal’s partners have built and still own four buildings on Branch Drive, five buildings in the Ridgeland Park (Forsyth County), twelve buildings in the Windward Park (Forsyth County) and two buildings off Settingdown Rd. (Forsyth County) in Cumming and 4 buildings in Savannah, Ga (Chatham County). All of these projects represent some 115 plus individual companies with an estimated employment of close to 1,000 employees.

Kathryn Davis, Vice President Leasing & Marketing, has over twenty-six years of extensive business experience in real estate law, administration and real estate management and marketing. Now Vice President of Marketing & Leasing for Neal’s portfolio of over 40 industrial buildings. Member of Marketing and Leasing NAIOP National Forum. Graduate of Mount Vernon College.

Construction

successfully start building substantial one story industrial office warehouses as shown by the attached “Industrial Shell Projects”. Today the company is able to stay competitive and active using the best subcontractor for the task due to the diversification between larger shell projects and smaller interior renovations.

The two partners, Nick Nichols and Watt Neal, have a combined total of over 60 years experience in the real estate/brokerage/construction/development business. Nichols entered the construction industry first as a field laborer in 1994 with Samples Construction SE, LLC and later became head Field Superintendent. Neal began his real estate career with Adams-Cates Company in 1968 and became a founder/partner in Wilson Hull & Neal in 1972. In 1974, Neal started his first development, a successful 40,000 square feet speculative building in Norcross, GA. Today Neal owns interest in over 40 office/warehouse/flex buildings for a portfolio of approximately 2,000,000 square feet.
