He has qualified for the Million Dollar Club of the Atlanta Board of Realtors every year since 1998.  Over the course of his 20 year career he has closed real estate transactions totaling over $550 million in lease and sales volume. These 600+ transactions have included industrial leases, industrial sales, office leases, office sales, investment sales and land sales.

2001 – Partnered with an out of state broker in the site search and lease for Kellogg’s Southeastern distribution hub – 903,000 SF.

2004 – Represented the Coca-Cola Bottlers Association in the disposition of a 2± acre tract near Atlantic Station and as the anchor tenant of a 42,000 SF office joint venture between Coca-Cola Bottlers Association, Ronus Properties and The Arthur M. Blank Foundation located at Piazza at Paces – The Rinaldi.

2005 – Represented a local entrepreneurial investor in the acquisition of a 150,000 SF office/warehouse in the Northwest submarket – Identified a great opportunity for the investor to capitalize on the property falling out of contract twice by emphasizing the unique characteristics of the property – heavy industrial zoning, additional land and rail service.

2006 – Represented an out of state developer in the acquisition of a 10± acre site in the land constrained Airport submarket for the build-to-suit of a state of the art 200,000± SF freezer/cooler facility for Preferred Freezer.

2007 – Represented (above mentioned) local entrepreneurial investor in the lease (Direct Deal) to an out of state supplier – 7 year deal – 150,000 SF. Later that year, represented the investor in the investment sale to an institutional buyer – the investor made $3 million in profit during an 18 month hold on a $4.3 million initial investment.

2010 – Represented an investment services firm in their search for Class “A” Buckhead office space focusing on trophy towers to be consistent with the re-branding of their business, while taking advantage of the historic post-recession rent abatement – 10 year Lease – 10,000± SF – Phipps Tower.

2011 – Represented a local entrepreneurial investor in identifying and purchasing 300,000± SF of “in-town” warehouses at recession pricing $10,500,000 ($35/SF). Leased the buildings until exit at $18,500,000 ($60/SF) in 2015 – 2017.

2012 – Represented a local developer in the investment sale of a five building small bay multi-tenant industrial portfolio in the Northeast submarket to an institutional buyer – 257,000± SF – $11 million.

2012 – Represented a family in the investment sale of a five building small bay multi-tenant industrial portfolio in the Northwest submarket to an institutional buyer – 305,000± SF – $13 million.

2013 – Represented the owners of 3030 Peachtree Road (former ESPN Zone) in the lease to Restoration Hardware. This deal was one of the largest retail deals in Atlanta that year.

2013 – Represented a local owner in the investment sale of a ten building 900,000± SF portfolio of multi-submarket single and multi-tenant office/warehouses – $28 million.

2014 – Represented an institutional owner in the investment sale of a 264,000± SF NNN leased office/warehouse to an institutional buyer – $8.2 million

2015 – Represented an institutional owner in the investment sale of an 86,000 SF two building flex project in the “close-in” Northeast submarket to an institutional buyer – $4.25 million.

2015 – Represented an out of state owner in the investment sale of a 181,000± SF single tenant NNN leased office/warehouse in the I-20 West submarket to an institutional buyer – $7.625 million.

2016 – Represented Prologis in the leasing of 165,000 SF (100,000 SF / 65,000 SF) of “close-in” office/warehouse space to two credit tenants to terms of 10+ years.

2017 – Represented a local owner in the disposition of RH Gallery in the heart of the Buckhead retail market to an institutional buyer – $33 million.

Prior to Wilson, Hull & Neal, Joseph worked at Jamison Research, Inc. as the Vice President of Research and Development where he learned valuable skills on the research side of the commercial real estate business. Jamison Research was the predecessor to CoStar and the source for commercial real estate information in Atlanta.

Joseph grew up in Atlanta and graduated from University of Georgia’s Terry College of Business with a BBA in real estate.

Joseph is a past president of the ACBR Young Council of Realtors, former coach of numerous TopHat Soccer and Buckhead Baseball teams, and attends Trinity Presbyterian Church.

Joseph resides in Atlanta with his wife, Jennifer, and their three children, Mary Louise (16), Will (14) and Margaret (12).
